TENANT'S  GUIDELINES FOR FIT OUT WORKS
In this manual the following expressions are used:-




1) Building name:- It is situated on its successors and assigns.

2)"Lesse/Occupant":- The Tenant shall mean Company/ person been allocated a place / unit in the building.

3) "Consultant/Contractor/Vendor":- Means an agency /group appointed by the occupant/lesseee for the design of interior fitouts and facilities.

4). Guidelines :- A document that provides the instructions for the work to be carried out for fit out works within the building.

5).Managing Agents:- Means an authorized officer/officer's who manages O&M for co-ordination of the premises on behalf of.

General Instructions

Fit out guidelines for sublease/vendor/contractors :-

We
are happy that you have chosen our building for your office premises and the various stages of fit out process are

1). Submissions of co-ordinated plan and drawings.

2). Submissions of all electrical load and calculations.

3).Under normal conditions the managing authorized officer can visit your place and can seek clarification for fit out places.

4).No rubbish/debris packaging materials should not be stored.

5). Construction material and equipment should be stored in the floor and weight should not be more than 15 kn/sqm.
Electrical:
1) Service meter will be provided for construction power and no other power should be taken from floor.

2). Electrical gadgets/fitting s/cables should be ISI marked and fire retardant.

3). Electricalu load should be balanced.

4).No cable joints permitted in between terminals.
5).All Electrical tools/ appliance should be connected with flexible cables and would be free of joints should be used with plugs and socket's.

6).All Electrical tools/ machinery should be properly earthed and would be checked by O&M building personal.
Plumbing:-

1).Any changes in the plumbing working line not permitted.

2).All the service ducts/shafts should be accessible at all times for repair and maintenance.

3). Leftover item's scrap to be dispensed off from the floor immediately.

4)Pipes hanging from floor should not be disturbed in any case if needed to be informed to management agency.

HVAC:
1) The HVAC machine (AHU) should not be disturbed along with accessories.

2) The change in ventilation will be provided after discussion with O&M team.

3) Occupant/Lessee shall be required to make provision thermal insulation area like server room where temperature is maintained comparatively with other floor.
4).All AC units like split,dx to be approved by managing authority.
5). Building O& M to check ahu as when required.

FIRE
1) FAS system including Fire panel should be addressable type and should be compatible with building fire systems.
2). Installation of fire systems and fire detectors will be complied with state board fire compliance.
3).Acute bending of fire sprinkler pipe not allowed.
4).Fire exit door cannot be obstructed,shielded and modified in any case.
5). Material including interior paint should be fire retardant type.
6).No open floor allowed within the premises.
7)Fire excape route to be made as regular excape route always not to be altered.
8). Signage at Fire excape route to be made.
9).The contractors should keep approved fire extinguisher during work.

CIVIL
1). Existing building structure cannot be damaged / altered in any way.

2).Brick work not allowed within the premises except toilet room and server room.
3).No holes should be drilled in ceiling where marking is given.

4).Approach to shaft shutter, ceiling suspended AHU,starter panel,BTU meter should not be obstructed.

5).Any material which can choke the drain line by cement should not be obstructed.

6). Height of False ceiling should be such it will not disturb facade glass area.

7).Above false ceiling sprinkler are provided below it is tenant scope.

8). Toilet floor water proofing to be done before plumbing work.

9).Use of water for floor slab should be used so that it do not overflow .

10). Drainage in the facade area not permitted.

11). Shifting of toilet and pantry not allowed.

12). Floor load should not over
Live load :- 5KN/sq mtr.

OCCUPANTS FIT OUT
Purpose:-
To establish the procedures for monitoring and controlling the occupant fitouts process around that works are carried out in accordance with approved plans without disturbing other tenants office.

Approval of fit out progress:-

Upon receipt of the fitouts program and approved by architect the occupant contractors should be briefed  for fitouts process.

Monitoring of fitout work:-

The
managing team will periodic visit the fitouts and if there is any discrepancy it will issue note of discrepancy and the contractor to be rectified immediately by follow up verification column.

CHARGES

Removal of debris:-

The occupant/lessee will be responsible for removing of debris in case the debris is not removed the managing team will stop the work until the debris is removed.

Occupants/Consultant should ensure the following insurance prior to work start:

Workman Compensation Insurance:

All workers during fit out must be covered under workers compensation policy failure to meet such worker not entitled to enter building.

Third party public liability insurance:-

Adequate insurance cover to protect against 3rd party claims.

Also occupant/contractors are to note that proper insurance for tools and machinery to be borne by them.

Submission Plans And Specification

General:

1)One fully dimensioned plans in A1 size should be submitted along with soft copy of drawing in autocad format.

Each set of plan should
 Show the following:-

1)The subject unit in relation to the floor where the unit is located.

2).Plans Section and Elevation of the proposed work (Scale 1:50)

All proposed work should be coloured as follows :

1). Partition/Falseceiling/Work benches : brown

2).Fire extinguisher, exit and direction Signage : Red

3). Existing partition and ceiling to be removed : yellow dotted line

4). Machinery and Equipment Installation:- Blue.

5 )All plans signed and stampegd by the Occupant and Lessee to be submitted. 

6)The
signatory designation to be written in the drawing.

B7)The
plan should also be verified and signed by the architect

8).The occupant/lessee should submit letter authorizing contractors for fit out work

List Of Layout Plans And Details To Be Submitted To Building Management

1). Furniture  layout drawing.

2).Coordinated Reflected Ceiling Plan superimposing lighting layouts,sprinklers,fire detection and alarm system.

3). Electrical SLD

4). Electrical load details.

5). Networking and Receiver.

6).HVAC ducting drawing with HVAC load calculation.

7). Plumbing drawing

8). Flooring layout

9). False Ceiling layout

10).Water proofing details of pantry and toilet areas.

Additional Requirements Required

1).LPG gas used it's details and gas station maintained.

2).Exhaust for chimney and ventilation fitted in pantry .

Details of above Plan:-

Furniture layout :- This includes

1).The number of work station , meeting rooms, cabinets and storage racks.

2).The location of Exit Signages.

3). Location of the reception,pantry ,server room,ups room, Electrical room

4). Width of the passage corridor.

5). Location of the Company Signboard and Dimensions.

6). Dimension and size of the main door facing Corridor other door must be inside office.

7). Client interior layout must be made in such a manner so that it must not obstruct fire exit door.
